General comments
I am a Building Designer and a thermal performance assessor who designs individual homes for Client and not directly for Builders or the mass market. In most cases the Clients do not know what appliances they want and usually don't chose these until after they have had preliminary quotes from Builders and then they chose a Builder and work with them. The Builders have their own preferred suppliers. I encourage them to make selections and can make suggestions but the Clients find this difficult to do until they have a Builder.
I can see the whole of home assessment will hold up this process and will most likely mean an amendment to the assessment as it won't be right at the time of plan completion. I believe it would be better to have the thermal performance assessment and the Appliance assessment as two separate assessment. If the house performs well then a points credit could be given to the appliance assessment.
